Gloria H. Lee Partner
Gloria’s primary focus is on managing the affairs of Next Street’s capital and financing activities.
Gloria has been involved in community development and finance for the past 13 years, most recently as head of Pembrook Community Capital. At Pembrook, she focused on providing debt and equity to projects located in economically distressed areas, typically utilizing a combination of private capital and tax oriented incentives such as New Markets Tax Credits (NMTC) and renewable energy investments. The division was profitable in its first year of operation with a roster of clients including nonprofit organizations, developers and small financial institutions such as community banks.
Before joining Pembrook Gloria served as a Director of Citi Community Capital (the community development finance arm of Citigroup) where she led a team dedicated to making debt and equity financings for community development projects throughout the U.S., with a focus on private equity, NMTC and renewable energy investments. She had management responsibilities for a portfolio in excess of $600 million. Gloria has a deep and expansive network within the community development finance industry including financial institutions, investment management companies, nonprofit groups and foundations and government agencies that focus on financing community development projects.
Prior to joining Citi, Gloria was a Vice President at JPMorgan Chase, specializing in community development private investments. She grew the investment portfolio of Chase Community Development and was involved in both real estate and corporate finance private equity activities and was responsible for the firm's investments into what are now nationally leading investment funds. Prior to JPMorgan Chase, Gloria worked at the Praedium Group, a real estate investment management company. She started her career as an Analyst at Athena Ventures, a biomedical venture capital fund. She received a B.A. with honors from the University of Chicago, and received a Masters in Public Administration from Columbia University. Gloria is a regular speaker and advisor to several groups that focus on double and triple bottom line investing.
